James Kavanagh has had total responsibility for major High Rise alterations and new construction projects throughout New York City. Having worked for many fortune 500 companies, James Kavanagh has performed Construction Management, Consulting, and General Contracting services throughout the Industry. Responsibilities include cost control, value engineering with guaranteed savings, total project scheduling, complete management of all field personnel and coordination of trades; Architects, Engineers, municipal supervisors, labor force and logistics; negotiating, organizing all compliance matters and contract issues as well as permit application approvals, trade scheduling, quality control of work in place, punch list completion and tenant move in.

James works on behalf of his clients on all due diligence, conceptual estimating, value engineering, budget development, preparation of bid packages and RFPs, bid analysis, leveling, purchasing, cost control, for fast-track core and shell development, and interior construction. James Kavanagh’s career has spanned the industry since 1979. He began his career at a major NYC construction company, where he stayed for 9 years. He started in the field and was ultimately promoted to Superintendent by 1984, General Superintendent in 1986, and Project Manager in 1987. He was responsible for projects including Tower “B” of the World Financial Center, Bank of America World Headquarters and AT&T as well as, Republic National Bank World Headquarters. James Kavanagh was employed by Kajima International and Plaza Construction as General Superintendent, responsible for all construction during the Union Bank of Switzerland, Mitsui Trust, Fuji Bank and 17 Battery Place projects and the law offices of Wachtell, Lipton, Rosen & Katz and Battle Fowler. In 1995, James founded his own company, S&S Construction Group, Inc. and worked on projects funded by the Housing & Preservation Department Community Work Program. Performing a design build for 59 housing units in Harlem, NY.

James Kavanagh co-founded Tower Recon, Inc., a Construction Management/Consulting & General Contracting firm specializing in the wireless field, developing over 80% of all the cell sites for all carriers on long island and throughout the Tri-state area.

After the passing of his business partner, James started Kayo, a General Contracting company specializing in schematic design, Design Development and value engineering James has completed such projects as a $40 million condo complex consisting of 90 units in Mamaroneck, NY and recently completed a $36 million/120,000 square foot condo complex consisting of 91 apartments for a private owner developer group as part of the New Rochelle Beautification Program.

James Kavanagh, acting as Consultant/Construction Manager for CB Richard Ellis served as Project Manager for Manhattan College, an 81,000 square foot rebuild of the existing college totaling $35 million dollars. He was a Project Manager responsible for the complete replacement of CIBC World Market, a 350,000 square foot trading and office recovery effort after September 11, 2001
